With the new Expressway, Gurgaon’s real estate future seems bright.
A major stimulus for the development of the new Gurgaon area will be seen in the Gurgaon bringing forward Best Residential Projects On Dwarka Expressway. With construction underway, the Dwarka-Gurgaon Link Expressway, popularly known as the Northern Peripheral Road or NPR, is already the talk of the town.
About 16 kilometres of the overall 18-kilometer stretch of the land for the Expressway has already been bought and work has been assigned. Although a 2-kilometer stretch of land where Luxury Projects On Dwarka Expressway lay across the proposed stretch poses a difficulty, experts believe it will not be a problem once the government adopts a firm stance.
In the same way that the attention changed from the road providing access to the Maruti Udyog facility in the 1990s to the existing NH8, a similar shift to the NPR is expected in the near future. The NPR will allow considerably faster access to the airport, therefore this is not without cause. It will connect to the New Master Plan’s intended 100-meter-wide road and reach Dwarka Phase II in Delhi. A metro line running parallel to the road is also being considered.
Connecting most prominent location on Dwarka Expressway for residential and commerical projects
The Expressway runs from Dwarka to Kherki Daula, passing through Bijwasan, New Palam Vihar, and Kherki Daula before connecting to NH8. Sectors 81 to 113 will benefit from it. A commercial belt will run through sectors 105,106, 109,110, 110A, 111, 112, and 113, with sectors 100 and 101 reserved for public utilities and sectors 114 and 88 open to the public. 81-86, 89-93, and 95 are other Studio Apartment On Dwarka Expressway areas that are a little further distant from the Expressway but will benefit from it.
“This sector would surely get a boost thanks to the Expressway,” according to Vineet Relia, CEO of SARE India, which has projects in Sector 92. A proposal by the authorities to allow developers do the sectoral roadways could also be beneficial to this area.”
Sectors like 81, 82, 85, 86, 90, 91, 92, 93, and 95 are around 3 km from this Expressway, and buyers investing in these regions would be able to avoid the traffic at the Gurgaon Toll Booth near Delhi during peak hours and arrive at their destinations in comfort. The administration in New Gurgaon is considering contracting out the work on the sector roads to developers.
Experts believe that not only residents of Emaar Digi Homes Sector 62 New Gurgaon, but also those in Old Gurgaon, will profit from the construction of this Expressway, which will also improve airport connectivity to locations such as Manesar and Jaipur by allowing travellers to avoid Gurgaon.
As this Expressway meets Diplomatic Enclave 2 in Dwarka, the surrounding regions are projected to become the most opulent. According to Navin Raheja, chairman and managing director (CMD), Raheja Developers, “this area will become second only to areas like Shantiniketan and Vasant Vihar in South Delhi.”
The Expressway has also boosted the development of SEZs (special economic zones) around it, including Reliance (multi-services) and Rahejas SEZs (engineering), which have both been notified.
